The high-power committee (HPC) for implementation of the cluster redevelopment policy has scanned eight new mass redevelopment proposals in the island city at its third meeting recently.
This has taken the total projects examined by the committee this year to 21. However, not a single project has started as final sanction is still pending.
“So far, HPC has forwarded to us only one proposal — Nish Developers at Parel — that has been placed before the CM for sanction,” said T C Benjamin, secretary, Urban Development Department, the final authority for cluster projects. The latest set of proposals for redevelopment of old building clusters spread over an one acre (4,000 sq mts) in the island city include proposals by Shreepati Developers and KM Developers at Masgaon, Nomaan Developers at Mahim, Orbit Corporation and Neev Developers at Lower Parel, Tropical Realtors at Tardeo Road and two projects by Haji Kasam Agbotwala Charities at Byculla. In each project the developer will hand over a marginal portion of the built up area to the Maharashtra Housing and Area Development Authority (MHADA) for public housing and to BMC for the purpose of tenements for project-affected people.
The developers will also have to develop various reservations on the plot and hand it over to the BMC or other authorities concerned. For instance, every developer will hand over a significant part of the plot to BMC after developing DP roads and recreation grounds. A few others like Shreepati, Noman and Neev will develop land reserved for public housing or housing for dishoused and hand it over to MHADA. Neev will also develop a municipal dispensary, and Agbotwala Trust will develop a seven-storey municipal school.
