Soon, get an independent floor registered in Gurgaon

  • The Haryana government recently passed two ordinances, Haryana Development and Regulation of Urban Areas (Amendment) Ordinance, 2009 and Haryana Urban Development Authority (Amendment) Ordinance, 2009, to grant permission for the registration of independent residential floors as independent dwelling units.

    The ordinance was passed in the backdrop of a possibility that the state elections may be advanced and the Assembly may be dissolved soon.

    This move will enable house owners to transfer, sell, gift, exchange or lease out independent floors as no sub-division of land under the residential dwelling unit shall be permitted and the registration shall be limited to only one dwelling unit per floor.

    Earlier, the plan for registration of floors had come to a standstill as the district-level authorities had not received any directions from the government. The state authorities of the Town and Country Planning Department and HUDA, meanwhile, issued letters listing different provisions to the district-level officials, which led to confusion among the officials responsible for registration of such properties.

    The state government is yet to formally intimate the revenue department, after which independent floor owners may get these registered. “This will boost the real estate market. All those who earlier hesitated in purchasing property in NCR will look forward to investing,” said Navneet Jindal of Jindal Properties.

    The ordinance may also help in adding approximately Rs 200 crore in the revenue collection of the state government during a financial year.
