Type plan housing for rural areas to be cleared next week

To wipe out haphazard constructions in rural areas, type plan housing readied by Pune District Collector Vikas Deshmukh, along with Maharashtra Housing and Area Development Authority (MHADA), for economically weaker sections will be cleared next week by Director, Town Planning. The plan lists out the type of constructions and their specifications which will be implemented within 10-km radius of the Pune Municipal Corporation (PMC) and Pimpri-Chinchwad Municipal Corporation (PCMC) areas.

"I am examining the plan and the details and it will be cleared in the coming week,'' said K S Akode, Director, Town Planning, Maharashtra. The type plan will make it easier to construct the houses. District collector Deshmukh had sent nine type plans prepared by the administration and the town planning director will have to examine them and clear the one that would become the standard procedure for implementation.

Officials at the town planning department said they had merged the MHADA plans and the final set will be cleared by director, town planning. "People living in these areas will no longer have to depend on an architect and they just have to choose a housing pattern as specified in the plan. The type plans are available within a carpet area of 300 sq feet, 400 sq feet and 500 sq feet. Certain specifications regarding constructions and side margins have been given so that the constructions are done in a systematic manner,'' said the official.

DC Deshmukh had specified that the plan strictly states that there would be no constructions on hill slopes, forest areas, industrial areas and areas within flood lines. This will put a check on illegal constructions and make it easier for low-income groups to decide on the type of houses.

According to the rules provided by the department, the plan states that no houses should be constructed in a level below 1:5 gradient and houses should be constructed at least 200 metres from water bodies and around 15 metres from nullahs. The map has to be strictly followed for constructions, which applies only to ground floor and permission would have to be sought for construction of first floor.
